Complete set of online courses for first-time active real estate broker license renewal
An entry-level Washington real estate broker license is valid for two years. At the time of license reactivation, the Washington Department of Licensing requires these brokers to take more continuing education than a broker who has been licensed for four years. The DOL expects two-year licensees to take a total of 90 hours of continuing education in specific courses to reactivate his or her real estate broker license. When it comes time for a broker to renew his or her real estate license for the second (or subsequent) time, the DOL requires 30 hours of continuing education.
This package of courses contains the necessary classes to renew a Washington real estate broker license for the first active renewal. The courses included in this package are:
Washington Advanced Real Estate Practices (30 hours) - This course is an overview of advanced practices that may not have been covered in the broker's initial pre-license training course. Students will learn more about the workings of a real estate brokerage, how an agency relationship is (or is not) created, and when to rely on the supervisory designated or managing broker when advice is needed.
Washington Real Estate Law (30 hours) - This course will examine the various real estate laws that licensees are expected to know to practice real estate in a legal capacity. Students will be reminded what is meant by the unauthorized practice of law, and analyze the various legal laws that must be followed as outline by the Revised Code of Washington.
Current Issues in Washington Residential Real Estate (3 hour CORE) - This course covers many important topics that a real estate broker should be aware of such as the latest Washington legislation updates, common consumer complaints, organizational structures, the DOL's advertising guidelines, and additional topics.
Advanced Contract Law (4 hours) - In this advanced contracts course, the licensee will build upon their basic contract law knowledge to include concepts beyond the basics. The licensee will be introduced to the numerous problems which may arise in the formation, interpretation, and performance of a contract which may affect its validity.
Buyer Agency (4 hours) - This course is designed to give the licensee a comprehensive overview of buyer agency. The history of the shift from mandatory sub-agency to buyer representation that converted the buyer from a customer to a client is discussed in great detail.
Environmental Issues 1 (3 hours) - This course is a discussion of lead, asbestos, and radon informs the student of the nature of the environmental hazard, the methods available to detect the hazard, and possible abatement methods and procedures.
Environmental Issues 2 (3 hours) - The companion course to Environmental Issues 1, this course is a discussion of molds and fungi, volatile organic compounds (VOCs), potable water supply, clandestine drug labs, and underground storage tanks.
Ethics (3 hours) - This course emphasizes that the standards of ethical conduct in the practice of real estate are based upon federal and state laws as well as the National Association of Realtors® Code of Ethics and Standards of Practice.
Fair Housing (3 hours) - This course is designed to give a historical overview of the federal Fair Housing Laws and an in-depth discussion of the individual laws and their application to the practice of real estate.
Residential Property Inspection (3 hours) - This course is designed to give a detailed discussion of the items that may be included in a professional home inspection report along with the common characteristics of most inspection reports and inspection procedures.
Risk Management (4 hours) - This course introduces the student to the concept of risk and potential consequences that risk presents if not managed properly.
