Unfortunately, most landlords don’t intend to be discriminatory, but ignorance is not a defense. We will teach you about our Fair Housing Laws, the most common mistakes, and how to best protect yourself from Fair Housing violation claims

In this course we'll cover what you need to know and how to avoid costly fair housing violations. We will be discussing the following topics:

  • Fair Housing
  • How Fair Housing applies to landlords
  • Federally protected groups
  • Protected groups in the State of Oregon

Did you know that an applicant can claim disability that requires you to discount some or all of their past credit, criminal or rental history based on a prior addiction? There’s a lot to know about reasonable accommodations, and what you don’t know can get you into hot water.

Join Christian Bryant, as he covers:

  • What to do when an applicant submits a reasonable accommodation, either at the time of application or after denial.
  • What is reasonable?
  • What criminal history can pose a reasonable concern for danger to neighbors, the landlord or the landlord’s agent?
  • Caregivers, how to screen them and the forms to use to set up their right to occupy with the tenant
  • Service/Therapy animals
  • Hoarding
  • Mental health issues
  • Requests to ignore bad behavior in the unit if the tenant is getting treatment

By law you can't deny an applicant because they are on section 8 or another subsidy program to pay their rent. So if you can't say that you don't take section 8 tenants then it is best to know what to expect. We will go through the paperwork you can expect, inspection schedule, property requirements, as well as how you get access to up to $5,000 towards a balance owed to by a previous section 8 tenant.
