To sell mortgages, you need to be licensed as a mortgage loan originator (MLO). All states use the Nationwide Multistate Licensing System (NMLS) to track MLO licensing. To do business as a mortgage loan originator, you need to take required pre-license training ("PE"), pass an exam, and apply for a license through the NMLS website. Each state has its own licensing and education requirements.
