This course is designed to give a detailed discussion of the items that may be included in a professional home inspection report along with the common characteristics of most inspection reports and inspection procedures.

We'll look at the structure from the exterior, the interior, the major house systems, and environmental hazards. The course also examines the role of the licensee in the inspection process, the seller, and agent property disclosure requirements and the buyer's obligations with respect to reliance upon a seller's representations as to the condition of the property.

Course Topic Outline

The modules in this course are:

  1. An Overview of Professional Inspections
  2. The Exterior
  3. Major House Systems
  4. The Interior
  5. Environmental Hazards

This online course contains five modules of text, with a quiz at the end of each chapter. Students must pass the end-of-module quiz with a score of 100% before accessing the next module in the course. There is a 25-question final exam at the end of the course that requires an 80% or higher passing score. 

All materials are included in the cost of the course. Students only need a computer or mobile device with an internet connection. Students are responsible for hardware and/or device costs and internet service charges.

The course includes a time-out function. If students are not engaged in the course for more than 15 minutes, the course will log students out. Students can log back into the course to start back where they last left off.

Learning Objectives

At the end of this course, students will be able to

  • define and explain the term "good faith" with respect to the disclosure process,
  • list the elements that should be present in the inspection report,
  • explain inspection report limitations and list items not typically covered in most inspection reports,
  • identify common foundation problems,
  • identify common exterior structural problems,
  • list the common problems associated with roofing materials and conditions,
  • identify the three major systems present in residential structures,
  • list the main types of heating systems,
  • identify the most common problems found with regard to the major house systems,
  • identify the common interior components that are typically inspected and evaluated relating to condition and functionality, and
  • identify the most common residential environmental hazards and describe how to determine the likelihood of their presence.
